A month after I bought my home, the park was sold to Investment Property Group (IPG). Within a month, lot rent for all new residents skyrocketed. IPG claims they incurred extra costs when purchasing the park, which they had to pass on to residents. How can a multi-million dollar company not know their expenses?

My husband and I moved into the park in 1989 because, as a multi-racial couple, we loved how diverse it was. It also had great amenities, like a pool, a gym, a sauna, a rec room, and a laundromat. We were renters at first, but when my husband passed away suddenly, I bought a home in the park with his death insurance.

My name is Samantha Tedesco. My family and I moved into our community in February of 2019. Our youngest son was diagnosed with a gross motor deficit in March of 2020. He has to be closely monitored at all times. Cook Properties does not allow us to put any toys outside for him to play with and there are no public play areas for kids in the park.

My name is Jill Roberts. I own a home in Ridgeview Manufactured Home Community in Lockport, NY. With the previous owners, there were full time office hours and on-site maintenance. Now, under Cook Properties, the property manager is based over an hour away and is rarely here. There is no office, and maintenance is sparse. There is little to no communication from Cook to Ridgeview.

Lawmakers need to know what life is like living in a manufactured home community. We are owned by a predatory Corporation, RHP Properties. When they bought our community at the end of 2017, that’s when we started to see outrageous lot rent increases, poor maintenance, no respect for tenants, and poor maintenance, including people not being able to leave their homes because of snow not being plowed.

Out of the blue, one day in September of 2018, Lakeshore Management went door to door announcing that THEY were the new owners of the park, hastening us to a community meeting they used as an opportunity to criticize, chastise, and intimidate us, and establish their dominion.
